What is an IRC Modular Home?

Modular homes are houses that are built in a controlled factory setting, allowing them to be constructed in compliance with state and local building codes while following a shorter and more efficient building process than traditional site-built homes. Once the home is built and transported to your lot or location, we'll put the finishing touches on the construction and assembly to get the home ready for you to move into. Modular homes are built on a removable chassis, so once we deliver and place the home, that is its final destination.


Modular homes are typically built with the same type of lumber as site-built homes. Modular home builders also use different techniques, such as using sheetrock and two-part expanding foam. This foam serves dual roles as both an adhesive and an insulation and draft prevention method.


Just like any other building, modular homes are built in compliance with various state codes. Modular homes in Idaho must follow the International Residential Code (IRC), which is a prescriptive building code that states exactly how each home should be built. This code is designed to create safeguards for the public health and safety of the community. IRC codes provision all aspects of construction, from the building and plumbing to agreements with the American Has Association and electrical services.


Similar to how site-built homes are subject to inspection at specific phases of construction, factory-built modular homes must be inspected in the factory and at the site once they are delivered and set up. Once your home is set up and meets all the proper criteria, your home will receive a label certifying it as having been manufactured under the correct IRC codes. Although they are factory-built, modular homes are recognized by most lenders as site-built homes, which enables you to obtain more favorable financing terms and appraisals.

What is a HUD Manufactured Home?

Manufactured homes undergo a very similar in-factory construction process to modular homes but with a shorter are more efficient building process that takes no longer than two and a half months from start to completion. Instead of utilizing the same wooden trusses as found on modular homes, manufactured homes are built on a permanent chassis made of steel beams, which help give the structure of the home strength and safety and guarantee its mobility if you want to move the home later on.


Manufactured homes must follow a code defined by the Department of Housing and Urban Development, called the HUD code, which is the only nationally recognized building code. This code is performance-based, allowing manufacturers to be innovative and develop different solutions for meeting specific performance requirements. This helps ensure the affordability of manufactured homes because manufacturers can develop cost-effective construction and design methods that modular homes cannot use.


One of the central characteristics required by the HUD code is the aforementioned permanent chassis that allows for easy transportation. The HUD code also enforces other construction and design elements, such as the minimum size of the home, ceiling height, number of outside doors and windows, and more. HUD manufactured homes must also abide by local regulations, which vary regionally, especially regarding wind resistance. The HUD code considers all variables to ensure that manufactured homes are safe and fit for comfortable living, no matter their location.


Manufactured homes should have a HUD tag attached to the outside of each piece of the home, and you should be able to locate a HUD label with a compliance certificate in the kitchen or master bedroom. When your factory-built home is placed on an engineered approved foundation,  your home will meet all government financing standards, thus enabling you to finance the home to a conforming mortgage.
